HOW LONG IS THE BUILDING PROCESS?

FROM THE TIME THE PERMIT IS ISSUED THE USUAL TIME FRAME FOR BUILDING IS 6 MONTHS, BUT THIS IS DEPENDANT ON FACTORS SUCH AS WEATHER/AVAILABILITY OF MATERIAL (SPECIAL ORDER MATERIAL vs. IN STOCK)/CHANGE ORDERS SO THE PROCESS MAY BE LONGER THAN 6 MONTHS.

WHAT IF I WANT TO MAKE CHANGES DURING THE BUILDING PROJECT?

WORKING WITH AN EXPERIENCED BUILDER SUCH AS DOWLING & BUECHE CONSTRUCTION WILL HELP YOU STREAMLINE THE PROCESS FOR CHANGES BEFORE THE PROJECT STARTS. CHANGES ARE ALLOWED BUT MAY INCUR A LONGER BUILDING PERIOD AND INCREASED COSTS (SUB-CONTRACTORS TIME,MATERIAL AND LABOR).

DO I NEED TO HAVE MY OWN LOT BEFORE GETTING STARTED?

BEFORE YOU BUY OR INVEST IN LAND
Ask a professional at NORTH CAROLINA BUILDER INC what to look for.

  1. Did you know that it cost more to have a sloped lot. The steeper the land the higher the foundation.
  2. Always check to see if your land has a valid perk site, and to see if the site has enough capacity to accommodate enough bed rooms, or if it perks at all
  3. Did you know it cost more to build on a lot with trees because of the cost of the clearing and hauling of the debris
  4. The length of a driveway will make your cost go up. Because of the clearing and hauling and cost of more gravel
  5. Did you know it’s cheaper to buy and close on the house and lot one time? Because there will be only one loan closing? Its call a construction to perm loan.
  6. Did you know that if you own your own land or lot you can use it as a down payment on the loan? Then roll the land and home into a single mortgage.
